RERA Tenancy Contract Forms F, A, and I: What Each One Does
The three RERA forms every Dubai landlord and tenant should recognise — Form F for tenancy, Form A for brokerage, Form I for property listing — and when each is required.

Every Dubai landlord who has worked with a broker has been asked to sign a 'Form A' — and every tenant who has renewed has seen 'Form F' printed on the tenancy contract. Both are RERA standard forms, and knowing which is which prevents the two most common broker-tenant disputes in Dubai: commission arguments and unauthorised listings. This guide breaks down Forms F, A, and I and when each one is legally required.

1. Form F — the standard tenancy contract
Form F is the RERA-approved unified tenancy contract used for every residential rental in Dubai. It is what your Ejari is registered against. Most brokers pre-print Form F with the tenancy terms filled in — landlord, tenant, unit, rent, duration, cheques, chiller and DEWA responsibility.
- Required at signing for every residential tenancy.
- Uploaded into the Ejari system as part of registration.
- Amended via a signed addendum, which should also be registered in Ejari.
2. Form A — the landlord-broker agreement
Form A is the exclusive listing agreement between a landlord and a RERA-registered broker. Signing Form A authorises that broker to market and lease the property on the landlord's behalf, and defines the commission (usually 5% of the annual rent for sales, 5% or one month's rent for leases).
- Required before any RERA-registered broker can legally list the property.
- Sets the commission and marketing terms in writing.
- Can be exclusive (one broker) or open (multiple brokers).
- Must be uploaded to the Trakheesi system before the listing goes live.
3. Form I — the property listing form
Form I is the broker's declaration to RERA that the property is being publicly advertised. It generates the Trakheesi permit number that must appear on every listing on Property Finder, Bayut, and Dubizzle. A listing without a Trakheesi number is technically illegal and can be reported.
4. Form B — buyer/seller agreement (sales only)
Form B is the equivalent of Form A for a sales transaction — the agreement between a seller and their broker. If you are renting, ignore it; if you are selling, it is the sales equivalent of Form A.
5. Common disputes and how the forms decide them
- Two brokers each claiming commission — Form A holds the answer. Whichever broker has the signed exclusive Form A wins.
- Landlord refusing to pay commission — Form A is the enforceable contract; without it, the broker's claim is weak.
- Tenant disputing a clause — Form F is the record; unregistered addenda are hard to enforce at RDSC.
- Illegal listing — Form I / Trakheesi permit is the enforcement lever; report to RERA if missing.

RERA publishes the current versions of every form on dubailand.gov.ae under 'Real Estate Services'. Never use an old version — the January 2020 unified tenancy contract superseded earlier drafts and is the only form Ejari now accepts.
