Dubai REST App: The Full Owner Walkthrough

1. Setting up — UAE Pass login

Download the Dubai REST app from the App Store or Play Store and log in with UAE Pass. UAE Pass is the only supported login for owner-scope features; skip the guest login.

2. Module — Property portfolio

Under 'My Assets', the app lists every property in your name — title deed, unit number, community, area (sq ft), and the current estimated valuation from DLD's transactions database. Tap any property to open the deep view.

3. Module — Title deed and mortgage

• View and download your title deed as a PDF with a QR verification code.
• See any registered mortgage, the lender, and the outstanding registered amount.
• Initiate a mortgage release or transfer without visiting DLD (fees apply).

4. Module — Ejari

As the owner, you can view every Ejari registered against your property historically. You can also register a new Ejari or renew directly here — skipping the typing centre and saving AED 100–170 in service fees.

5. Module — Rental Increase Calculator

The RERA rent index calculator lives here. Enter your community, sub-community, bedrooms, and current rent to see the maximum legal renewal increase under Decree 43. Attach the output to every renewal notice you send.

6. Module — Service Charge Index

This is where most owners stop. The service-charge index shows the AED/sq ft that RERA has approved for every tower in Dubai — historical too. If your invoice exceeds the approved rate, you have grounds for a formal Mollak objection.

7. Module — Mortgage calculator and valuation

The valuation module runs against real DLD transaction data. Useful for refinancing conversations, insurance uplift, or knowing when to sell. The mortgage calculator handles LTV, tenor, and profit rate side by side.

8. Module — Rental disputes (RDSC)

You can file an RDSC case, view case status, and pay case fees from within the app. This is the fastest way for an owner to file for unpaid rent or an eviction under Article 25.

9. Module — Building management and service providers

For each tower, the app shows the appointed OA manager, the maintenance contractor, and their contact numbers — useful when a tenant reports a fault and you want to escalate directly.
